Selling a house in town isn't the same as selling a rural acreage. Selling an acreage isn't the same as selling Christina Lake waterfront. And selling an investment property isn't the same as selling a recreational cabin. Sometimes that's true. Often it isn't. A good listing strategy combines strong presentation and exposure with accurate pricing and ongoing analysis of what buyers are actually doing.

6. Your REALTOR® Should Be Willing to Tell You Not to Sell

I think this is overlooked. A REALTOR® only gets paid when a transaction happens, which creates an obvious incentive to recommend a transaction. But selling isn't always the right decision. There are situations where I will tell a homeowner that I don't think they should sell yet, that a renovation probably won't return what they're considering spending, or that their expectations aren't realistic in the current market. The same applies to buyers. Sometimes the right advice is to walk away from a property. You should expect your REALTOR® to protect your interests even when the advice doesn't immediately result in a commission.
